Service Agreements

Every Preventive maintenance agreement is drafted custom for your equipment and your schedule.

Technician reviewing building equipment controls

Drafted for your equipment, not a template

We run 45+ Preventive maintenance agreements across Greater Boston. Each one is written around what we find, from one rooftop unit to a full central plant.

A schedule that fits the building

Most agreements are quarterly. Spring and fall are expanded changeover visits, and summer and winter are interim checks. Some sites need three visits a year, others need us monthly. We set the schedule to the equipment.

What each visit covers

  • Spring: cooling start-up, refrigerant and electrical readings, condensate service, filters and belts.
  • Fall: burner and heat operation, controls and economizer checks, safety tests.
  • Summer and winter: operating check, filters, amp draws and temperature split.
  • Boilers: yearly heat exchanger, combustion chamber and burner cleaning, plus low-water cutoff testing.
  • Walk-in refrigeration: coil cleaning, defrost, gasket and drain checks.

Filters and belts, handled

We supply the filters and belts. Sizes are recorded on the first visit, so the right parts show up every time.

Multiple sites, one agreement

Each site under a multi-site agreement gets its own visit schedule, built around that building.

A team that knows your history

Our team keeps a running history on every unit we service, so each visit picks up where the last one left off.

Equipment we cover

Rooftop units, boilers, heat pumps, split systems, makeup air units, pumps, water heaters, chillers, cooling towers and walk-in refrigeration. We work on Carrier, Trane, LG, ClimateMaster and more.

Plan replacements instead of reacting

Logged condition on every visit shows which units are near the end of their life. Replacements land in your budget, not in an emergency.
